Hail damage roof repair in Edmonton, assessed and documented for insurance

After a hailstorm, the damage is often invisible from the ground. We assess it properly, document it for your claim and repair what needs repairing.

Overview

Hail damage roof repair in Edmonton is a regular part of summer here. The August 2019 hailstorm alone caused about $90 million in insured damage across west Edmonton, Spruce Grove and Stony Plain, and many commercial roofs in its path were damaged in ways that did not leak until months later.

We assess flat roofs after a storm, document what we find in the form insurers and adjusters expect, and carry out the repairs or replacement the claim covers. If your roof came through fine, our report says that too, with photos to show it.

Assessment after the storm

We inspect the membrane, insulation, flashings and rooftop equipment, not just the surface.

Documentation for your claim

Dated photos, test areas, core samples where needed and a written report.

We meet the adjuster

We can walk the roof with your adjuster and explain what we found.

Repairs that last

Hail-damaged areas are repaired or replaced with compatible systems, backed by our written warranty.

What hail does to a flat roof

Hail damage on a low-slope roof is often hard to see. On SBS and built-up roofs, impacts knock off granules and can fracture the reinforcing mat beneath, a bruise that cracks open after a few freeze-thaw cycles. Single-ply membranes can be punctured or split, particularly where they sit over a soft or uneven base. Below the membrane, hail can crush the facer on insulation boards. Metal flashings, skylights and rooftop unit coils dent and crack.

2-ply SBS is the regional workhorse partly because of its hail and puncture resistance. Even so, large hail can damage any roof.

  • Granule loss and soft spots on SBS and cap sheets
  • Cracks, splits or punctures in single-ply membranes
  • Crushed or fractured insulation facers under the membrane
  • Dented metal flashings, vents and rooftop unit housings
  • Cracked skylights and broken drain strainers

Documenting hail damage roof repair for insurance

Insurers need evidence that ties damage to a specific storm. We record the date of loss, take photos with scale references and location notes, mark test areas, and take cores where hidden damage is suspected. We also record pre-existing conditions honestly, because a report that overstates damage hurts your credibility with the adjuster.

Every policy is different. Check your reporting deadlines and coverage with your broker, and report the loss promptly. We do not advise on coverage, but we will give you and your adjuster a clear, factual report.

Repair or replace after hail

Scattered damage on an otherwise sound roof can be repaired. Widespread mat fractures, punctures or crushed insulation across large areas usually mean replacement. If replacement is needed, it is also a chance to choose a system and cover board with better impact resistance for the next storm.

Protecting the building while the claim is processed

Insurance claims after a large storm can take weeks or months, because adjusters and contractors are stretched across the whole region. Your roof still has to keep water out in the meantime. Where hail has punctured the membrane or cracked skylights, we install temporary repairs right away and document them, so the damage does not spread into insulation and interiors while the claim moves forward. Most policies expect owners to take reasonable steps to prevent further damage, and our records show that you did.

Once the claim is settled, the permanent work is scheduled, warrantied in writing and added to your roof's history file.

Process

How we handle it

  1. Call after the storm

Note the date and time of the hail and take any photos you have of hail on the ground or rooftop.

  2. Inspect the whole roof

We check the membrane, test areas, flashings, metal, skylights and rooftop units, and take cores where insulation damage is suspected.

  3. Document

Photos with scale references, a marked roof plan of damaged areas and a written assessment go to you for your insurer.

  4. Work with the adjuster

We review findings with your adjuster and prepare a repair or replacement scope and price.

  5. Repair and record

We carry out the approved work and add the claim, repairs and warranty to your roof's history file.

Questions

What facility managers ask us

Ask your own
Our roof is not leaking after the hailstorm. Should we still have it checked?

Yes. Hail damage on flat roofs often leaks months later, after freeze-thaw opens bruised membrane. Insurance policies also have reporting time limits, so an early assessment protects your claim.

How soon after a storm should we call?

As soon as it is safe. Early documentation is more convincing to an insurer, and temporary repairs can prevent further damage while the claim is processed.

Will you deal with our insurance company directly?

We provide the documentation and can meet your adjuster on the roof, but the claim is between you and your insurer. We do not advise on coverage.

Can hail damage be repaired, or does the whole roof need replacing?

It depends on how widespread and how deep the damage is. Our report separates isolated damage that can be repaired from areas where replacement is the sound option.

Which roof systems stand up best to hail?

2-ply SBS with a hard cover board performs well in Alberta hail. Membrane thickness and what sits underneath matter as much as the membrane type. We can explain the options if you are replacing.

We are in Spruce Grove. Is our area more at risk?

The 2019 storm tracked across west Edmonton, Spruce Grove and Stony Plain, and the region west of the city sees regular summer hail. Any building in the Edmonton area can be hit. A post-storm inspection after any significant hail is the simplest way to know where you stand.
